What if my property is currently vacant?
That's exactly when we can help most. We'll start with a rental pricing review to make sure you're positioned competitively for your market — not overpriced or underpriced. Then we handle listing setup, professional marketing across multiple channels, showings, applications, tenant screening, and lease execution. Our goal is to place a qualified, reliable tenant as quickly as possible without underpricing your property or rushing into the wrong placement.
What is your monthly management fee?
Our standard management fee is 8–10% of monthly rent. No hidden charges, no contractor markups, no surprise fees. We give you the exact number upfront during your free consultation.
What areas do you manage properties in?
We manage residential properties across Sanford, Lake Mary, Orlando, Altamonte Springs, Longwood, and surrounding communities in Seminole County, Orange County, and Volusia County.
How do you find and screen tenants?
We handle all marketing, applications, and screening — including background checks, income verification, and rental history. Our goal is quality, long-term tenants who protect your property and pay on time.
Do you handle maintenance and repairs?
Yes. We coordinate all maintenance through trusted local vendors and pass costs directly to you at cost — no markups. You approve expenses above a set threshold and receive full documentation.
How do I receive owner reports and payments?
We provide transparent monthly financial reporting covering rent collected, expenses, and net disbursement. You always know exactly what's happening with your property and your money.
What types of properties do you manage?
Single-family homes, townhomes, condominiums, duplexes, small multi-family buildings, and investment portfolios from 1–20+ units across Central Florida.
Do you handle lease renewals and rent increases?
Yes. We proactively manage lease renewals, evaluate current market rents, and recommend adjustments to keep your property competitive while minimizing vacancy between tenancies.
Can you manage my property if I live out of state?
Absolutely. Many of our clients are out-of-state investors. We handle everything locally — tenant communications, inspections, maintenance, and reporting — so you don't have to be present.
