Kuglar Properties was founded in 2013 by husband-and-wife team Chad Garrell and Tina Kuga with one clear goal: Deliver professional, responsive property management that owners can actually afford.
We knew property management could be handled with stronger systems, clearer accountability, AND fair pricing that didn't punish owners for choosing professional service. So we built a company around those principles.
After years of building a successful insurance agency together and managing our own investment properties, we recognized a common frustration in the industry — not just inconsistent communication and lack of follow-through, but excessive fees that ate into owners' profits.

Chad Garrell is the founder and Broker/Owner of Kuglar Properties, bringing a hands-on, client-first approach focused on protecting both your property and your bottom line. Chad holds a Master of Health Administration (MHA) and a Master of Business Administration (MBA), applying advanced business expertise to keep operations efficient and costs low.
Prior to founding Kuglar Properties, Chad co-founded a successful insurance agency, building a strong foundation in risk management. He holds both a Florida Real Estate Broker license and a Community Association Manager (CAM) license, offering dual expertise that larger firms often can't match at competitive rates.

Tina Kuga brings a remarkable depth of leadership experience to the team, focusing on operational efficiency that keeps costs under control for our clients. With a career spanning corporate operations, HR, and entrepreneurship, Tina understands how to deliver exceptional service without unnecessary expenses.
Previously holding a senior leadership role at Universal Studios Florida, she managed complex operations at scale, learning how efficient systems reduce costs while improving quality. Tina holds a Master's degree in Human Resources Management from Rollins College and applies that expertise every day to ensure low overhead and competitive rates without compromising service quality.
